As a homeowner, when you list your home for sale you have two main goals. These are: sell for the highest asking price/offer possible, and second to sell the home in as short a period of time as possible. The longer your home remains on the market, the less you are going to receive in terms of offers from prospective buyers. With this said, knowing how to list your home, how to stage it, and how to create a buzz and more appeal to potential buyers, are some of the things you have to consider when staging the home. These are some ways in which you can increase appeal and get the home sold quickly.

1. Update the kitchen –
Today, buyers are looking for a home which is move in ready. And, the kitchen is one area of the home they do not want to have to do work on. With this said, one practical solution to selling quickly is to update your kitchen. Install new Energy-star rated appliances. Fix the cabinets, consider new counters, update the old fixtures. The more you do to the kitchen, and the more it can elicit on the buyer’s emotion, the easier it is going to be for you to sell the property.

2. Incentive to buy –
Giving buyers an incentive to buy is a practical solution to selling your home quickly. What’s a possible incentive most buyers would appreciate? Include all appliances in the home. If you have a washer and dryer set include them. Refrigerator, ovens, and newer energy-star rated appliances are all “freebies” that a buyer is looking for. Not only will this help bring the home together, but it is one less expense for a buyer who is searching for a new home. If you sell your home with appliances, while a seller down the street isn’t including appliances, this is going to entice buyers to choose your property over the competitor property.

3. Appeal is everything –

Something as simple as having the windows professionally washed (inside and out) can help provide a brighter living space, a cleaner appearance, and will allow potential buyers to clearly see themselves in the home. Imagine yourself as a buyer for a minute. When you were searching for a new home, how many places did you search? Did you visit one listing website and stop? Probably not. The same goes with buyers who are looking at your home. As a seller, the more marketing and listing strategies you employ to sell the home, the more people are going to learn about it. In turn, the easier it will be to sell, and the faster it will get sold upon listing it. 5. “Universal” appeal –
When selling your home, it has to appeal to as many potential buyers as possible. What does this mean? For starters, if there are family photos all over your home, how do you expect potential buyers to envision their family living there? Or, if your walls are painted a bright fuschia color ,this is not a tone which is appealing to every buyer out there. So, what can you do? First off, declutter. Make all rooms as open and airy as possible. Remove family photos and place neutral art, which can appeal to all buyers. Change personal touches around the home, so that any buyer would feel comfortable living in the property.
